Case Study: Unauthorized Access Incident – Warehouse Yard, Enfield, London

Background

In May 2024, a large warehouse facility in Enfield, London, experienced a major security breach. A group of Travellers gained unauthorized access to the fenced yard, which stored a variety of goods and materials, including hazardous substances. Although the site was fenced, it was not continuously monitored, leaving it exposed to risk.

Incident Overview

The intruders remained on site for almost two weeks before an eviction order could be obtained and enforced. During this period, they caused significant property damage and left behind large volumes of waste, including hazardous materials. The incident posed serious challenges for both operational continuity and environmental safety.

Police and Legal Actions

Local police were immediately informed and carried out an initial risk assessment, documenting safety hazards and guiding the company on the legal eviction process. On the day of eviction, police monitored proceedings to prevent escalation, while the company invested in additional private security resources to ensure the process was carried out safely.

Insurance and Risk Impact

The company filed insurance claims for property damage, stolen goods, and waste removal. While part of the costs were recovered, hazardous waste such as asbestos was only partially covered, resulting in additional expenses. Following the incident, the company’s insurer increased premiums, revised coverage terms, and required stricter risk mitigation measures including upgraded surveillance, reinforced fencing, and tighter access control.

Damages and Waste Challenges

The occupation left behind extensive damage to fencing, storage areas, and ground surfaces. In addition, large amounts of general and hazardous waste, including tyres, plasterboard, and asbestos, required specialist disposal. The clean-up was complex, time-consuming, and costly, but essential for restoring the site to safe operational standards.

Eviction and Security Costs

Legal action and eviction processes required coordinated efforts involving solicitors, bailiffs, and security specialists. After the eviction, further investment was made in security patrols and access control upgrades to prevent recurrence and meet insurance requirements.
